Do you know which strategy you are targeting? I used to think commercial property was a “Park and hold” strategy for passive income. However there are many ways to make it an active strategy to create higher Cashflow.

It comes down to what do you want and what are you willing to pay. Commercial property with a sitting tenant can provide a fantastic passive income with long term income but ready made passive income producing properties do tend to yield lower Cashflow because the risk is perceived as less.

A ready made investment with a lower yield may not be ideal for you, if you need more income right now. A more aggressive and active approach could yield much higher income, if you are prepared to work at it.

The choice is yours
